Why Properties Matter
Property ownership has been a pillar of GTA since Vice City let you buy the Malibu Club in 2002. GTA V expanded this with cinemas, car washes, and strip clubs — but players widely criticized the limited selection in story mode. GTA Online then went all-in with dozens of property types generating passive income.
GTA 6 is expected to merge the best of both worlds: a deep single-player property system with empire-building mechanics, plus an expanded online property ecosystem that builds on everything GTA Online pioneered.
With leaked data suggesting over 700 enterable interiors in Leonida, the stage is set for the most property-rich GTA game ever made.
Safehouses
Every GTA protagonist needs a home base. GTA 6's dual protagonist system means at minimum two starting safehouses — one for Jason, one for Lucia — with the ability to purchase additional properties throughout the campaign.
Story-given apartments. Basic bed, wardrobe, save point, and small garage.
Condos and beach houses. Larger garages, weapon storage, wardrobe, TV.
Mansions and penthouses. Heist planning room, 10+ car garage, pool, full customization.
Waterfront estates, island retreats. Boat dock, helipad, AI assistant, trophy room.
Safehouses are expected to function as save points, wardrobe changes (critical for the new wanted system's description tracking), weapon stashes, and vehicle storage. Higher-tier properties should unlock gameplay features like heist planning rooms and weapons lockers.
Expected Business Types
Based on GTA's franchise history and the Leonida setting, here are the businesses we expect to see in GTA 6:
Auto Shop
One of GTA Online's most popular businesses. Service customer vehicles for cash, run robbery contracts, and use the workshop to customize your own cars for free. The Vice City equivalent of Sunshine Autos from the original Vice City — it practically writes itself. Expect this to be available in both story mode and online.
Nightclub
A natural fit for Vice City's nightlife culture. GTA Online's nightclub business generates passive income by consolidating other businesses, and GTA 6 could expand this with DJ booking, VIP events, and rival club sabotage. The original Vice City had the Malibu Club — an updated version is almost guaranteed.
Boatyard / Marina
Vice City's Viceport Boatyard was a classic. With Leonida's extensive coastline, the Florida Keys, and swamp waterways, a marina business is a no-brainer. Expect boat storage, watercraft customization, and smuggling missions using Leonida's waterways.
Hotels & Motels
The iconic Ocean View Hotel from Vice City has been spotted in GTA 6 trailers. Florida is built on tourism, making hotel ownership a thematic fit. This could function as a high-end safehouse with additional income — managing room rates, hosting events, and dealing with "difficult" guests.
Drug Operations
Florida's history as a drug trafficking hub makes this almost inevitable. GTA Online features cocaine lockups, meth labs, and weed farms — GTA 6 could refine these with supply chain management, territory control, and the risk of police raids. Expect manufacturing, distribution, and laundering mechanics.
Gun Running
GTA Online's Bunker business lets players research weapon upgrades and run arms deals. In GTA 6, this could involve smuggling weapons through Leonida's ports and swamps, researching weapon modifications, and defending shipments from rivals and law enforcement.
Clothing / Retail
GTA 6's trailers showed NPCs in diverse, high-end fashion. Owning a clothing store could serve dual purposes: generating income and providing quick outfit changes for evading police (useful with the new description-based wanted system).
Casino / Gambling
GTA Online's Diamond Casino was hugely popular. Florida's relationship with gambling — from tribal casinos to the historic dog tracks — makes a casino property thematically perfect. Could feature playable poker, blackjack, slot machines, and high-stakes VIP rooms.
Real Estate / Money Laundering
GTA Online introduced "Money Fronts" — legitimate-looking businesses used to launder criminal profits. In Leonida, this could include car washes, laundromats, and restaurants that serve as front operations for your criminal empire. The more fronts you own, the cleaner your money.

Building Your Empire
The most exciting speculation around GTA 6 properties is the potential for a full empire-building system. Vice City Stories (2006) pioneered this — players could take over business sites across the map and defend them from rival gangs. GTA 6 could bring this back in a massively expanded form:
- Territory control — Own businesses in different districts to control neighborhoods. Rival organizations may attempt to take over your properties, requiring defense missions.
- Business upgrades — Invest money to upgrade staff, equipment, and security. Higher-tier businesses generate more income but attract more attention from police and rivals.
- Supply chains — Connect businesses to create supply chains. A drug operation feeds into a nightclub which launders money through a real estate front. The more connected your empire, the more efficient your income.
- Dual protagonist advantages — Jason and Lucia could manage different aspects of the empire, with certain businesses better suited to each character. Some properties may only be purchasable by a specific protagonist.
- Risk vs. reward — Illegal businesses earn more but risk police raids and rival attacks. Legitimate businesses earn less but provide a steady, safe income stream.
Properties in GTA 6 Online
GTA Online's property system became the game's primary progression loop. GTA 6 Online will almost certainly expand this further:
- More property types — Expect all single-player properties plus online-exclusive options like Agencies, Command Centers, and potentially aircraft carriers or private islands.
- Crew properties — Shared properties that multiple crew members can access and contribute to, pooling resources for bigger operations.
- Property customization — Interior decoration, furniture placement, and aesthetic upgrades that go beyond GTA Online's limited options.
- Dynamic pricing — Property values could fluctuate based on in-game economic events, neighborhood popularity, or server-wide activity.
